Construction in Knightsbridge
Knightsbridge is dominated by stucco-fronted terraces, red-brick mansion blocks and garden-square townhouses, nearly all of it inside conservation areas within Kensington and Chelsea or Westminster. Most homes here are already at their external limit, so renovation work concentrates on internal reconfiguration, lateral conversions between flats, lower-ground-floor remodelling and careful restoration of sash windows, cornice and stonework.
Foxter works throughout Knightsbridge and the surrounding SW1X postcode district, covering loft conversions, extensions, whole-house renovations, kitchens, bathrooms, basements, roofing, landscaping and commercial fit-out. Every project is run by one site manager coordinating the trades, so you have a single point of accountability from survey to snagging.
Almost every street is a controlled parking zone with short loading windows, and mansion blocks add their own rules on lift protection, delivery times and permitted noise hours. We agree access slots and porter liaison with the managing agent before mobilising, and materials are usually delivered in small, scheduled drops rather than full loads.
Typical Knightsbridge instructions are whole-flat and whole-house renovations, bathroom and kitchen replacement within existing service routes, acoustic upgrades between dwellings, and structural openings that need engineer's calculations and freeholder consent. Loft conversions are rare in the mansion-block stock but do occur in the mews and townhouse streets, where roof volume and party wall agreements decide what is possible.
Because so much of the building fabric is protected, we survey before pricing: we confirm listing and conservation status, check the lease for alteration restrictions, and identify where existing risers, drainage and structure will dictate the layout. That produces a scope you can rely on rather than a per-square-metre guess.
Before we quote we visit the property, measure it and write a scope of works. That matters more in Knightsbridge than a per-metre average, because two houses on the same street can have completely different structure, drainage and consent constraints.

Leasehold and freeholder consent
Much of Knightsbridge is leasehold. Licence to alter, schedules of condition and managing-agent approval usually sit on the critical path, so we start that paperwork alongside design rather than after it.
Conservation and listed fabric
External alterations are tightly controlled. Where fabric is protected we repair rather than replace, using lime-based mortars, traditional joinery and matching profiles for windows and mouldings.
Acoustics between homes
Flat-to-flat noise transfer is the most common complaint on SW1X projects. Floor build-ups, resilient layers and separated service runs are designed in from the outset.
