Before the build
Choose the scope, then the contractor
Start by deciding what needs doing and what needs investigating. A period house might need a structural opening and a full rewire as part of a renovation; a leasehold flat may require freeholder consent and agreed access arrangements before the first delivery. A useful site visit tests those assumptions rather than treating every property alike.
When comparing builders, look beyond a headline figure. Ask for a clear scope, specifications, exclusions and any provisional allowances. We follow the survey with a detailed written quotation, a realistic programme and an agreed staged payment schedule, so the basis for the work is visible before it starts.

From appointment to completion
One accountable contractor
Survey & written scope
We inspect the existing structure and services, discuss the specification and identify the unknowns that need investigation before the quotation is finalised.
Programme & payments
The programme sets out the order of work and the dependencies between trades. We agree staged payments against the written scope rather than presenting an instant estimate as a final price.
Coordinated trades
Foxter remains the point of accountability while appropriately qualified professionals and specialist subcontractors undertake relevant structural, electrical, gas and finishing work.
Consents & inspections
We plan for party wall matters, permissions and Building Control coordination where required. Electrical and gas work is certificated by appropriately qualified professionals where applicable.
London site logistics
Access, protected routes through occupied homes, deliveries, parking, waste removal and agreed working hours are considered early, especially on tight terraces and managed blocks.
Snagging & handover
We walk the completed work, agree the snagging list and hand over applicable certificates and documentation. Foxter carries public liability insurance; ask us for current details relevant to your project.
London areas we cover
We work across Greater London. These area guides explain local property types, access and consent considerations; the scope of each job still depends on the individual building.
Questions about working with a builder
How should I compare quotes from London builders?
Compare the written scope, specification, allowances, exclusions, programme and payment stages, not just the total. Ask who coordinates specialist trades and how changes will be priced before work proceeds.
Who coordinates the trades on a Foxter project?
Foxter acts as the accountable contractor, sequencing the core build and specialist subcontractors through to snagging. The mix of trades depends on the surveyed scope and is set out in the quotation.
Will my project need Building Control approval?
Structural alterations, extensions and loft conversions commonly require Building Control involvement. We identify the relevant route during scoping and coordinate inspections where required; approvals depend on the proposed work and the authorities involved.
How do payments and handover work?
After a site visit, we provide a detailed written quotation and agree a staged payment schedule against the scope. At handover we review snagging and provide applicable electrical or gas certificates and Building Control documentation where required.
