Working around a live business
Most of our commercial clients cannot simply close. We phase works zone by zone, use temporary partitions and dust screens, run noisy operations outside trading hours, and agree delivery and waste routes with the building manager in advance.
That takes planning and it changes the labour cost, which we set out transparently rather than discovering it mid-contract. The alternative — a cheaper quote that assumes vacant possession — is how commercial projects end up in dispute.
Compliance, fire and accessibility
Commercial premises carry obligations a house does not: a fire risk assessment reflecting the new layout, compartmentation maintained through new partitions, emergency lighting and signage to the escape routes, alarms and detection appropriate to occupancy, and accessibility duties under the Equality Act — level access, door widths, accessible WCs.
We build these into the design rather than retrofitting them after an inspection, and we hand over the documentation that your insurer and your responsible person will need.
Leases, dilapidations and reinstatement
What you build now determines what you must remove later. A licence to alter typically records reinstatement obligations at lease end, so it is worth negotiating which alterations can remain. We advise on the build implications, keep records of what was installed, and carry out dilapidations and reinstatement works when a lease ends.

Can you work outside business hours?
Yes. Evening, overnight and weekend programmes are routine, subject to building management rules and local authority noise restrictions.
How much does a commercial refurbishment cost?
Our indicative rate is around £1,250 per m² plus base costs for a standard refurbishment. Specialist requirements — kitchens, clinical spaces, heavy M&E — sit above that.
Do you handle landlord approvals?
Yes. We prepare the drawings, specifications, RAMS and insurance documentation landlords and managing agents require for a licence to alter.
Are you CDM compliant?
Yes. We fulfil principal contractor duties, produce construction phase plans, and provide RAMS, inductions and the health and safety file at completion.
How quickly can you start?
Programme depends on approvals more than on our availability. Where a landlord licence is needed, allow 4–8 weeks before start on site.
Do you provide O&M manuals?
Yes, along with test certificates, warranties, as-built information and the health and safety file.
