Overview
Electrical work is the least visible and most regulated part of a refurbishment. In older London homes we routinely find rubber or fabric-insulated cabling, no earth on lighting circuits, overloaded radial circuits and consumer units that predate RCD protection entirely.
Foxter carries out full and partial rewires, consumer unit replacements, lighting design and installation, EV charger points, data cabling and smart controls, all certified to BS 7671 and notified under Part P.
On a full rewire we plan the circuits and every socket, switch and light position with you before the first cable is pulled, because moving a socket after plastering is the most avoidable cost in a project.

When does a property need a rewire?
Rewiring is not automatic with age. The indicators are rubber, lead or fabric insulated cable, a fuse-wire or early plastic consumer unit, no RCD protection, no earthing to lighting circuits, or an EICR reporting C1 and C2 defects across multiple circuits.
Where the cabling is sound modern PVC and the fault is a dated consumer unit, a board change with supplementary work is often the correct and much cheaper answer. We would rather tell you that than sell a rewire you do not need.
Lighting design that is worth the effort
The default London ceiling — a grid of identical downlights — lights the floor and nothing else. Better rooms use layers: task lighting where you work, ambient lighting from wall lights or coves for general level, and accent lighting on art, joinery and texture. Separate circuits and dimming let one room do several jobs.
Colour temperature matters too. Warm white around 2700K suits living areas; kitchens and bathrooms tolerate a slightly cooler 3000K. Mixing temperatures in one open-plan space is the fastest way to make an expensive fit-out look cheap.
Certification, Part P and why it matters at sale
Most domestic electrical work in kitchens, bathrooms and any new circuit is notifiable under Part P of the building regulations. On completion you should receive an Electrical Installation Certificate and, where applicable, a building control compliance certificate. Buyers' solicitors ask for these, and their absence can hold up a sale or reduce a price. We issue all documentation as part of handover.

Electrical FAQs
How much does a rewire cost in London?
Our indicative rate is around £130 per m² of floor area plus base costs, so a 100m² house is broadly in the £14,000 region depending on accessory count and specification.
How long does a rewire take?
1–3 weeks for a typical house at first and second fix, plus plastering and decoration afterwards.
Can I live in the house during a rewire?
It is possible but uncomfortable — power is off in sections and floors and walls are opened. Where clients stay, we phase floor by floor and keep a working circuit available.
Do you install EV chargers?
Yes, including load assessment, supply upgrade coordination with the network operator where needed, and certification.
What is an EICR?
An Electrical Installation Condition Report — a periodic inspection grading defects. Landlords need one every five years for rented property in England.
Will you make good after chasing walls?
Yes. Making good, plastering and decoration around electrical works is included in our project scopes rather than left for someone else.
