The roof is the one element where deferred maintenance nearly always costs more than the repair. A slipped slate becomes a damp ceiling, a failed flat roof becomes a rotten deck, and a cracked lead flashing can soak a chimney breast for years before it shows.

Foxter carries out roof surveys, pitched roof repairs, full strips and re-covers, flat roofing, leadwork, chimney work, guttering and fascia replacement across London, with scaffold and edge protection planned for the street and the building.

We inspect and photograph the roof before quoting so you can see its actual condition, and we say clearly when a localised repair is the sensible answer rather than a replacement.

Repair or replace?

If the covering is sound and the failures are localised — a few slipped slates, a cracked flashing, a failed valley — repair is the right answer and we will say so. Once nail fatigue has set in across a slate roof, or a tiled roof is shedding units every winter, repeated patching tends to cost more over time than a planned re-cover.

A re-cover is also the realistic opportunity to upgrade insulation and ventilation, replace failed timbers and install a breathable membrane, so we price those items openly as part of a strip.

Flat roofs done properly

Modern flat roofing is very different from the felt roofs that gave it a bad name. EPDM rubber, hot-air welded single-ply and liquid-applied systems perform well when falls, upstands and terminations are detailed correctly.

Falls are the recurring problem: standing water finds any weakness. We build in firrings to create the fall, form proper upstands at abutments and terminate under a cover flashing rather than relying on mastic.

Leadwork, chimneys, gutters and the details that leak

Most roof leaks are at the junctions rather than through the covering: chimney flashings, valleys, abutments, parapet gutters and around rooflights. Correctly sized lead with proper laps and properly chased cover flashings last far longer than cement fillets and mastic.

Gutters and outlets matter just as much. Blocked hidden gutters behind London parapets are a common cause of internal damp, so we check them and the downpipes as part of every survey.

Scaffolding and access in London

Most London roofs need scaffold over a pavement, a front garden or a neighbour's property. Where the scaffold occupies the highway a licence is required, and in flats the freeholder or managing agent usually needs to agree access. We plan this before the start date and include it in the written quotation.

Yes. We survey first and recommend repair where the covering is sound and the defects are localised. A full re-cover is recommended only where the condition justifies it.

Yes, with the freeholder or managing agent. In most flats the roof is the freeholder's responsibility, so we confirm who instructs and approves the work before quoting.
